The Praedium Group Acquires 300-Unit Legacy on The Promenade in Denver Submarket

DENVER, CO – The Praedium Group, a New York based national real estate investment firm, announced the acquisition of Legacy on the Promenade in the Westminster/Broomfield submarket of the Denver MSA. Peter Calatozzo, Principal of The Praedium Group, made the announcement of the investment firm’s most recent acquisition.
Constructed in 2018, Legacy on the Promenade is comprised of an elevatored 4-tale building with interior conditioned hallways and a 6-level central parking garage. In addition, there are 24 townhome units with attached 2-car garages. One-, two- and three-bedroom units range from 641 SF to 1,888 SF and include features such as 9 ft to 20 ft ceilings, lakefront views, granite countertops, and stainless-steel appliances. Community amenities include an outdoor lounge, pool and spa, outdoor grill and fire pit station, an expansive two-tale fitness center with a spin and yoga studio, and resident clubhouse and game room.

The US-36 corridor, which also known as the ‘Silicon Valley of the Rockies,’ boasts the largest concentration of tech office in Colorado.

Bell Partners Acquires 220-Unit Multifamily Community in Washington, D.C. Metro Market

ARLINGTON, VA – Bell Partners Inc., one of the nation’s leading apartment investment and management companies, announced that it has expanded its presence in the Washington, D.C., metro area by acquiring Vista on Courthouse, a 220-unit multifamily residence located in Arlington, Va. The property will be renamed Bell at Courthouse and will be managed by Bell Partners. The acquisition is Bell Partners’ second acquisition in Arlington this year, following the buy of Bell Arlington Ridge in June.
Built in 2008, Bell at Courthouse is located in the heart of Arlington’s quick-growing Rosslyn-Ballston Corridor and offers small commutes to dozens of major employers in the Corridor as well as Amazon’s HQ2 at National Landing. Previously known as 72 West, ResProp helped facilitate the property’s rebranding to Spectra at Tamarac prior to close in late October.
