29th Street Capital Marks Its 10th Atlanta-Area Acquisition with Knollwood Park Apartment Community in Lawrenceville

LAWRENCEVILLE, GA. – 29th Street Capital (29SC), a privately-held real estate operator, has bought Knollwood Park Apartment Homes, a 1998 vintage, 142-unit multifamily community located in Lawrenceville, Georgia. 29SC plans to complete full interior renovations, upgrade the amenity spaces and modernize the exterior of the property.

Knollwood Park Apartment Homes is located just off GA-120 and GA-124 in Historic Downtown Lawrenceville. Downtown Lawrenceville offers residents a walkable area with access to numerous four- and five-star restaurants, bars, boutique stores, parks and a theatre. In addition, there is a $200 million mixed-use development, $31 million arts facility with a 500-seat theatre, and a $10 million biking and walking trail connecting downtown Lawrenceville to Gwinnett College all approved and under development in downtown Lawrenceville.

This is the firm s 10th acquisition in the Atlanta area in the past five years. The transaction closed March 6th. The sale price and seller were not told.

Embrey Partners Breaks Ground on New 296-Unit Luxury Apartment Community in San Antonio’s Hill Country Village

SAN ANTONIO, TX – The newest luxury multifamily home offering from Embrey Partners gets under way this month, the company announced. The real estate transaction closed Feb. 14, 2020.
The 296 Class A Luxury apartments are adjacent to Hill Country Village and conveniently located on Hwy. 281 between Loop 1604 and I-410. The development will be known as the Estates at Hill Country Village.
“Embrey has an outstanding record of making premier communities in San Antonio,” said Jimmy McCloskey, Executive Vice President for Development. “We worked closely with officials from Hill Country Village to ensure that our community concept plot would fit the context of the adjacent neighborhood.”
The development will feature a mix of one-, two- and three-bedroom apartment units with rents ranging from $1,200 to $2,500 per month. The property will feature limited access gates, a fitness center and studio with on-demand virtual training, a game room, and both covered and garage parking.
First occupancy is expected sometime in the second quarter of 2021. Completion of construction is anticipated in early 2022.

Campus Advantage and Stark Enterprises Announce Joint Acquisition of Two Student Housing Communities in Gainesville

GAINESVILLE, FL – Campus Advantage, an industry leader in student housing property management, consulting, and investment management; and Stark Enterprises, a full-service, real estate developer located in Cleveland, Ohio, announced the acquisition of Campus View Place and Lyons Corner — two student housing properties located near the University of Florida in Gainesville, Florida.
This is the third joint project between Campus Advantage and Stark Enterprises. The companies are currently co-developing Liv+ Gainesville, another student housing complex located near the University of Florida; and Stark Enterprises developed and owns, while Campus Advantage manages, Liv+ Arlington, which opened in Fall 2018 in Arlington, Texas. As co-owners of Campus View Place and Lyons Corner, Campus Advantage will oversee property management and Stark Enterprises will provide asset management services on behalf of their private investors.
Campus View Place is a 45-unit, 112-bed property and contains fully furnished two- and three-bedroom apartment flats. Apartment amenities include gourmet kitchens with stainless steel appliances, spacious living rooms with tile flooring, bar-top seating, custom-designed cabinetry, high-speed internet, full-size washers and dryers, and private balconies and patios. The community also features on-site parking with scooter parking options, simple access to public transportation, elevator access to all floor levels and 24-hour emergency maintenance.
Lyons Corner is a 28-unit, 116-bed property and contains two-, three-, four-, and five-bedroom townhome floor plans. Each unit is fully furnished and features modern finishes including crown molding, designer paint colors, wood cabinets and granite countertops. Unit amenities also include private balconies, master suites with private baths, spacious walk-in closets, washers and dryers, spacious living rooms with wood vinyl flooring, and bar top seating. Community amenities include reserved parking options (including scooter parking options), 24-hour emergency maintenance, and simple access to public transportation.
Both properties are within walking distance of the University of Florida campus.
