CIM Group Sells Newly Constructed 147-Unit Elevate Apartment Community in Popular West Los Angeles Market

LOS ANGELES, CA – CIM Group announced the sale of Elevate, a four-tale 147-unit apartment and retail building located at 1515 S. Granville Avenue at the south west intersection of Santa Monica Boulevard in West Los Angeles. CIM completed the construction of the building on the site of a former auto dealership in summer 2019. Also included in the sale was The Westgate Collection, three smaller, four-tale buildings with a total of 37 apartment homes on parcels to the south of Elevate.
Elevate features a modern architectural design with modulated roof heights and façade highlights. Apartments range from studios, one- and two-bedroom floorplans to three live/work spaces. 16 of the apartments are designated as affordable units.
Residents started occupying Elevate last year and delight in multiple indoor and outdoor gathering areas including a clubhouse and game room, pool deck, outdoor terraces and lounge as well as a gym and co-working space. Community-serving retail including Target, Healthy Spot pet store, and an AKT Fitness studio occupy a significant part of the approximately 42,000-square-foot ground floor space. Subterranean parking serves the residents and retailers.
The Westgate Collection is comprised of three buildings with modern one-, two- and three- bedroom residences, most having balconies. The Westgate Collection completed in 2017 features a landscaped courtyard and a rooftop lounge with a fireplace and sundeck.

Casoro Group Adds 1,070 Units to Multifamily Portfolio With Acquisition of Dallas-Fort Worth Area Apartment Communities

AUSTIN, TX – Casoro Group, an award-winning multifamily real estate investment firm based in Austin, announced a new partnership with Civitas Capital Group to buy a 1,070 unit portfolio in the Dallas/Fort Worth market.
The transaction, which closed on February 28, will include renovations to Vistas at Pinnacle Park and Mariposa Villas located in Dallas, River Oaks located in Wylie, Savoy of Garland located in Garland, and Huntington Ridge located in DeSoto.
While the property exteriors of these communities match those of their Class A competitors, improvements will concentrate on the common area finishes and interiors. Value will also be added through the services and activities offered to the residents.

Hamilton Zanze Marks Fifth Acquisition in Nashville Metro Area with 248-Unit Commonwealth at 31 Multifamily Community

NASHVILLE, TN – San Francisco-based real estate firm Hamilton Zanze (HZ) has bought the 248-unit Commonwealth at 31 multifamily apartment community in Spring Hill, Tennessee. The buy marks the firm’s third acquisition of the 2020 year and fifth acquisition in the Nashville metro area to-date.
“Commonwealth at 31 offered an attractive opportunity to buy a brand-new property in the strong submarket of Spring Hill,” said David Nelson, managing director of transactions for Hamilton Zanze. “The property features a contemporary vintage, robust amenity package, and prime location which will provide our residents with the quality of life offered in Nashville’s urban core. As this is our fourth acquisition in the metro within the last 12 months, we are excited about our continued growth in the region.”
Built in 2017, Commonwealth at 31 offers spacious one-, two-, and three-bedroom units averaging just over one-thousand square feet each. The community includes a resort-style swimming pool, fitness center, dog park, and community fire pits. Large units feature washers and dryers, private balconies, walk-in closets, and stainless-steel appliances.
HZ’s capital improvements plot includes community amenity upgrades, environmentally conscious interior investments, and exterior renovations. Property management responsibilities have been transitioned to HZ affiliate Mission Rock Residential, a Denver-based company.
The community is located a 35-minute drive south of downtown Nashville in Williamson County, which is home to the top-ranked school district in Tennessee, a strong driver of housing demand in the area. Nashville has seen tremendous growth in recent years, benefiting from a well-established economy driven by top universities, including Vanderbilt University, and abundant business opportunity.
