LMC Announces Kicks-Off Leasing at The Lively Boutique Apartment Community in Jersey City’s Powerhouse Arts District

JERSEY CITY, NJ – LMC, a national leader in apartment development and management, announced the start of leasing at The Lively, a luxury mixed-use apartment community located in the heart of Jersey City’s Powerhouse Arts District.

The famed local dance nonprofit selected LMC for its outstanding commitment to nonprofit organizations like Nimbus. Nimbus will relocate to The Lively in early 2020.

Located at 321 Warren Street, LMC’s inaugural development in the New York Tri-State area is also home to Lackwanna Coffee, the latest destination for the well loved Jersey City Coffee shop. As part of its dedicated community focus, LMC is also making a community advisory board to be chaired by local community advocate. The board, which will be open to LMC residents, will help LMC’s mission of supporting local community organizations either financially or by providing space for community events.
The Lively offers studio, one-, one+ den, two-, two+ den, and three-bedroom apartment homes with 12 penthouse layouts available. Apartment interiors are delivered with two distinct color schemes and a variety of deluxe features, including Honeywell Smart Thermostats, Lutron lighting in home entries and kitchen and architect-selected custom lighting. Penthouse homes feature additional upgrades, including double-height ceilings and mezzanine lofts.

Harbor Group International Acquires Luxury Apartment Community in Growing Phoenix Submarket for $65.5 Million

SCOTTSDALE, AZ – Harbor Group International, a privately-owned international real estate investment and management firm, announced its buy of Luxe Scottsdale, a 218-unit, mid-rise style apartment community in Scottsdale, Ariz., for $65.5 million. HGI plans to contribute approximately $418,000 to the property to improve curb appeal, modernize common area amenities and add technology packages to the units.
Luxe Scottsdale is located near convenient transportation options, including the Loop 101 freeway, providing access to Phoenix’s employment hubs in North Scottsdale, Tempe and Chandler. Additionally, the property is within one mile of Ancient Town Scottsdale, Phoenix’s largest walkable district with premier entertainment, dining, cultural and shopping options.
“We look forward to expanding our Phoenix portfolio with a high-quality asset located in a desirable and growing submarket,” said Greg Heller, Senior Vice President of Acquisitions at HGI. “With the area’s strong economic fundamentals and employment drivers, we anticipate high occupancies and sustained rent growth at the Luxe Scottsdale that will contribute to achieving our investment goals.”
Built in 2015, the property features contemporary four-tale construction. Amenities include a swimming pool, fitness center, pet spa, business center and grilling area. Additionally, the property includes detached garages which are in-demand and unique to the submarket.
This buy adds to HGI’s Phoenix multifamily portfolio. The firm owns the Arcadia 4127 apartments in Phoenix and the Avia McCormick Ranch in Scottsdale. Additionally, HGI completed several transactions in the western U.S. region in 2019, including the buy of 111 Sutter Street, an office tower in San Francisco’s Financial District, along with several multifamily investments in Southern California.
