Hamilton Zanze Purchases 312-Unit Riverfront Apartment Community in Atlanta Metro Market

ATLANTA, GA – San Francisco-based real estate firm Hamilton Zanze (HZ) has bought the 312-unit Lodge on the Chattahoochee apartment community in Sandy Springs, GA. The deal closed on December 31, 2019. The buy marked the firm’s 11th acquisition of the 2019 year.
The acquisition is part of a three-property portfolio that HZ is purchasing from Aimco including the Lodge on the Chattahoochee, Timbers at Long Reach, and Chimneys of Cradlerock.
“With its large unit floorplans and access to the Chattahoochee River, Lodge on the Chattahoocheeserves a desirable and underserved demographic in the area,” said David Nelson, managing director of acquisitions for Hamilton Zanze.
Built in 1973, Lodge on the Chattahoochee was 98% occupied at the time of buy. The community offers immediate access to over 22 miles of riverfront trail and a fitness center, dog park, and business center. Large units feature ample natural light, washers and dryers, wood-style flooring, private balconies, walk-in closets, and attached garages.
HZ’s capital improvements plot include community amenity upgrades and interior renovations. Property management responsibilities have been transitioned to HZ affiliate Mission Rock Residential, a Denver-based company.
The community is located less than 20 miles north of downtown Atlanta. The metro area remains a desirable place to live and work due to the business-friendly environment, ease of travel through Hartsfield-Jackson Atlanta International Airport, and the region’s reputation as a logistics hub.

Lincoln Avenue Preserves 196 Affordable Multifamily Units for Seniors and Families in Miami’s Brownsville Neighborhood

MIAMI, FL – Lincoln Avenue Capital (LAC) announced the completion of the buy of two apartment complexes in Miami’s Brownsville neighborhood, extending the affordability of 196 housing units for seniors and working families.

Brownsville Transit Village I and II are mid-rise buildings located in the Brownsville neighborhood — an urban, infill location — at 5255 NW 29th Avenue, with 96 and 100 units respectively. Brownsville Transit Village II is an independent senior living community.
Both properties are part of a larger campus of affordable apartment buildings that finished construction in 2012, which encompasses nearly 500 affordable housing units and includes ground floor retail. The development is transit-oriented, located near the Metrorail Green Line station, with simple access to Miami International Airport and Downtown Miami.

Providence Real Estate Acquires 320-Unit Village at Lake Highland in Lakeland, Florida

LAKELAND, FL – Providence Real Estate, a multifamily owner-operator, announced the completion of the acquisition of the Village at Lake Highland apartments located in Lakeland, Florida, approximately 35 miles east of Tampa and 55 miles southwest of Orlando. The Property was bought in a joint venture with Aegon Real Assets US, a division of Aegon N.V., a multinational life insurance, pensions and asset management company headquartered in the Netherlands.
The property was built in 2001 on approximately 37-acres and offers residents open floorplans, oversized windows, large sundecks and 9-foot ceilings.
