West Shore Acquires 883-Unit Grande Oasis at Carrollwood Apartments in Tampa, Florida

TAMPA, FL – West Shore announced it completed the acquisition of a premier 883-unit residential community in Tampa, Florida, the company’s largest single transaction in its three-year history.
Grande Oasis at Carrollwood is a well-located top-tier asset, offering residents a variety of amenities on a sprawling, 58 acre site. The transaction marks West Shore’s 26th acquisition nationwide and its 12th in Florida.
West Shore Chairman Steven P. Grande Oasis is centrally located in Tampa’s Carrollwood section, within close proximity to Tampa’s many demand drivers, amenities, and attractions including the Westshore Business District, Tampa Riverwalk, Raymond James Stadium, University of Tampa, ZooTampa, Busch Gardens, University of South Florida, and St. Joseph’s Hospital.

Brookdale Continues Making Big Investments in Senior Living Communities Across the Country

BRENTWOOD, TN – Since January 2018, Brookdale Senior Living has completed more than 650 expansion, renovation and redesign projects, investing more than $330 million in nearly 300 communities across the country.
These changes reflect Brookdale’s commitment to meet the changing needs of seniors while providing residents and patients with brilliant care, accommodations and programs. Many of Brookdale’s expansions and redesigns meet the growing demand for senior care services, including memory care. More than 65 new jobs were made across the country as a direct result of expansions and service realignments.
“We’re already seeing fantastic things under our capital investments campaign, with over 460 capital projects started this year,” said Brookdale President and CEO Cindy Baier. “These capital investments across our communities support our operations strategy, delight our residents, provide greater opportunities for our associates and protect the value of our portfolio for the long-term.”
Brookdale’s portfolio of about 800 communities covers 45 states, giving the company the ability to serve approximately 75,000 residents as of Sept. 30, 2019. Capital investments are a critical part of the company’s turnaround strategy to increase resident satisfaction, associate engagement and shareholder value. During 2019, Brookdale is investing approximately $30 million into development capital expenditures and about $250 million into non-development capital expenditures, which is $75 million more than was invested last year. Brookdale is committed to quality, purpose-built living solutions for seniors. Capital projects range from the construction of new buildings on existing campuses and major building system upgrades like new roofs, HVAC and water heaters to remodels and renovations where new LED lighting, carpets, countertops and paint were added.

Capstone Develops New On-Campus Mixed-Use Student Housing Community at Arizona State University Polytechnic Campus

MESA, AZ – Capstone Development Partners, a national student housing real estate developer specializing in on-campus public-private partnerships (P3), announced a new student housing project under development and in construction in collaboration with Arizona State University on its Polytechnic (ASU Poly) campus.
Capstone and its equity partner, Harrison Street, closed on a 100% equity financing for the Project this past June. The Project will have a total development cost of approximately $34.2 million. Project financing was completed under Capstone and Harrison Street s P3+ financial transaction model, an innovative public-private partnership approach that provides colleges and universities nationwide unmatched flexibility and control within the framework of on-campus, equity-based student housing development. This represents the fifth Capstone-Harrison Street strategic partnership under the P3+ model.
Construction of the Project is underway and the project is progressing on-schedule toward an opening in Fall 2020. The construction team will reach the topping out of construction milestone this week and the Project Team along with the University will celebrate with a topping out ceremony on Friday, November 22nd.
Capstone – Harrison Street is pleased to again partner with ASU on the development of this new innovative, mixed-use undergraduate residence hall that will support ASU in its mission and goals for recruitment, retention and the enhancement of campus and student life. We are excited to reach the momentous topping out milestone and look forward to an on-time delivery for Fall 2020 , said William Davis, Capstone Executive Vice President.
The Project will provide 374 beds of undergraduate housing in a mixture of private and shared bedroom suites. The building program includes a very generous amount of common and live/learn space. The first-floor common space includes a lounge and common kitchen. Additionally, each floor contains a large common area lounge to serve as the living room of that particular floor and to promote socialization of the residents. Each residential floor also has two more intimate, silent study lounges. The Project also provides approximately 8,500 square feet of academic space that is located on the first floor and consists of classrooms, offices, conference/meeting rooms and lounge spaces.
The Project was designed by Shepley Bulfinch and is being constructed by CORE Construction. The management of the project will be a creative collaboration between ASU Housing & Residence Life, which will provide residence life programming services, with Capstone-Harrison Street via Capstone Management Partners providing asset management services.
