Walker & Dunlop Structures $19 Million in Financing for Affordable Senior Housing Community in Nashville

NASHVILLE, TN – Walker & Dunlop, Inc. announced that it structured $19,491,400 in financing for the acquisition and rehabilitation of Dandridge Towers. Located in Nashville, Tennessee, a city and metropolitan area seeing rapid population growth, the 153-unit, senior-living apartment community provides an vital affordable housing option for older residents of the city.

Led by Vice President Rob Rotach, Walker & Dunlop secured a 40-year, fixed rate, fully amortizing loan for LHP Capital, the developer and manager of Dandridge Towers. The acquisition and rehabilitation of the property was financed through Section 221(d)(4) of the Department of Housing and Urban Development’s (HUD) Substantial Rehabilitation program, which insures mortgage loans to facilitate the new construction or substantial rehabilitation of multifamily rental or cooperative housing for moderate-income families, elderly, and the handicapped. Additionally, the Dandridge Towers property qualified for reduced HUD Mortgage Insurance Premiums (MIP) due to its affordability.

The property was financed in conjunction with 4% Low Income Housing Tax Credits from the Tennessee Housing Development Agency, designated for affordable properties. In addition to unit upgrades and accessibility enhancements, the renovations will feature a number of water- and energy-related green improvements.

Mr. Rotach stated, “With Nashville’s continued growth, it is more vital than ever to ensure affordable housing remains an option for long-time residents of the city. The rehabilitation done on Dandridge Towers will provide Nashville’s senior residents with an updated, environmentally-friendly place to call home.”

Dandridge Towers, situated just outside downtown Nashville, is in one of the fastest growing metro areas in the nation. Nashville has seen an influx of residents in recent years, particularly younger ones, due to its relatively low cost of living, and growth in industries such as healthcare and manufacturing. The region is expected to experience population growth of over 9% in the coming years, putting it on track to reach over two million residents by the year 20201.

While Nashville’s recent population growth has generated an expansion of urban housing, the need to preserve affordable housing options for the city’s residents is increasing. Originally constructed in 1983, Dandridge Towers has provided affordable housing to elderly residents for nearly four decades. The rehabilitation of the building will enable it to house seniors for decades to come.

GreenStreet and Vintage Housing to Break Ground on 288-Unit Affordable Apartment Community

RENO, NV – Affordable housing in Northern Nevada is about to see even more change in Northwest Reno. On Sept. 4, GreenStreet Companies and Vintage Housing will break ground on their next affordable housing project Sky Mountain by Vintage, a groundbreaking new 288-unit development. This infill location, near the intersection of South McCarran Boulevard and Interstate 80, will be available to residents who earn at or below 60 percent of the area median income.

“This is the second new large rental community in 15 years that is being built at a level that the average working family can afford,” said Jim Zaccheo, co-founder of GreenStreet Companies. “With the extreme rent increases we have seen in Northern Nevada, these 288 new apartments will give average working families an opportunity to live in a groundbreaking new, very high-quality apartment community.”

Expected to be complete during the fall of 2019, Sky Mountain by Vintage will consist of 288 one-, two- and three-bedroom apartments, as well as community amenities that include: a fitness center, community room, pool, tot lot, pet zones and barbeque and picnic areas. The new apartments will be generously sized and include EnergyStar appliances, LED lighting, energy-efficient heating and air conditioning, kitchens complete with full-size appliances, washer and dryers, and extensive cabinet and closet storage. Every unit will have an exterior patio or balcony to allow residents their own private outdoor space.

The development is located in what used to be the Fantastic Western Market Place 10.5-acre parking lot. (The adjacent Fantastic Western building has been repurposed as an indoor self-storage facility.)

“This project would not have been possible without the strong support of the City of Reno and State of Nevada who have both worked to help us in the financing of this terribly needed new rental housing for Reno’s working families,” said Ryan Patterson of Vintage Housing.

“Without support from Mayor Schieve and the City Council, this project bringing affordable housing to Reno would not have been possible and 288 families would not have the opportunity to afford a fantastic place to live here next year,” said Dane Hillyard of GreenStreet.
